Helping Teachers and Educators with their home purchase costs

Educators HomeSafe Program

Helping Educators Make Themselves at Home.

This program works because it’s a team effort. Instead of the teacher bearing the full financial weight of purchasing a home, Safeguard Mortgage, the loan officer, and participating realtors collectively invest in helping educators achieve homeownership with reduced upfront costs and improved long-term affordability.

How It Works:

This program is designed as a collaborative effort between Safeguard Mortgage, the loan officer, and participating real estate professionals. Each party contributes financially to create meaningful savings for teachers during the homebuying process.

1. Safeguard Mortgage Contributes Financial Assistance

Safeguard Mortgage provides direct financial support toward the transaction. This contribution is structured to reduce out-of-pocket expenses and/or improve long-term affordability for eligible teachers purchasing a home. The goal is to make homeownership more accessible and financially sustainable.

2. The Loan Officer Provides Additional Support

The loan officer participating in the program contributes a portion of their compensation to the transaction. In addition to financial support, they also guide teachers through the mortgage process—helping them understand loan options, qualification requirements, and strategies to maximize savings.

3. Participating Realtors Contribute as Well

Realtors who are part of the program also contribute a portion of their commission. This collaborative approach ensures that multiple professionals are investing in the success of the teacher’s home purchase.

How the Contributions Help Teachers

All combined contributions go directly toward reducing the teacher’s financial burden at closing and improving loan affordability. Funds may be applied to:

Rate Buy-Downs

A rate buy-down reduces the mortgage interest rate, which can significantly lower the monthly mortgage payment and save thousands of dollars over the life of the loan. Even a small reduction in rate can create substantial long-term savings.

Closing Costs

Closing costs include expenses such as lender fees, title charges, escrow fees, and prepaid items like property taxes and homeowners insurance. By applying contributions toward these costs, teachers can bring less money to the closing table.

Home Loan Approval Process.

The steps for home loan approval typically involve the following stages:

What is a mortgage rate, and how is it determined?2024-12-26T03:53:53+00:00

A mortgage rate is the interest rate charged by a lender for borrowing money to purchase a home. It can be influenced by factors such as your credit score, the loan type, and economic conditions.

What is the difference between pre-qualification and pre-approval?2024-12-26T03:53:22+00:00

Pre-qualification is an informal estimate of how much you can borrow based on self-reported information. Pre-approval is a more thorough process where a lender checks your financials and gives you a conditional commitment for a loan.

How much do I need for a down payment?2024-12-26T03:52:52+00:00

The standard down payment is typically 20% of the home’s purchase price, but many loan programs allow for as little as 3% to 5%. Some first-time homebuyer programs even offer zero or low down payment options.

What is the first step in buying a home?2024-12-26T03:52:13+00:00

The first step is to get pre-approved for a mortgage. This helps determine how much you can afford and shows sellers you’re a serious buyer.
